Districts, MRTs and amenities: how location affects property value in Singapore

Two identical apartments can be priced very differently depending on where they stand. In Singapore, a handful of location factors do most of the work.

Market regions: CCR, RCR and OCR

Private property is commonly grouped into three regions:

  • Core Central Region (CCR): Districts 9, 10 and 11, the Downtown Core and Sentosa, including prime addresses such as Orchard, Holland and Bukit Timah.
  • Rest of Central Region (RCR): city-fringe areas between the core and the suburbs.
  • Outside Central Region (OCR): suburban areas such as Punggol, Jurong and Woodlands.

Prices generally step up from OCR to RCR to CCR. The gap between regions changes over time and can create opportunities when it narrows.

MRT access

Walking distance to an MRT station is one of the most consistent drivers of demand from both owners and tenants. Buyers often treat a walk of under about 10 minutes as the benchmark. Future lines count too: homes near a station that is still being built can benefit when it opens, although the timeline matters.

Schools

For families, living within 1 km or 2 km of a popular primary school can matter for Primary 1 registration priority. This keeps demand steady for homes near well-known schools. Always check the exact distance with the Singapore Land Authority's OneMap before relying on it.

Amenities and nature

Malls, markets, hawker centres, clinics and parks all add daily convenience. Nature is increasingly valued: homes near nature reserves, park connectors and green corridors are in demand, especially where the greenery is protected.

Future plans

URA's Master Plan shows how an area is expected to change: new housing estates, transport links, business hubs and parks. A location that's quiet today may be at the centre of a growth area in ten years. Things that can work against value

Heavy traffic noise, facing a busy expressway, limited access or nearby land set aside for less desirable uses can all weigh on a property. Check the surroundings at different times of day, not just during a showflat visit.

Putting it together

The strongest locations tend to combine several of these factors: a prime region, an MRT within walking distance, good schools, nature, and clear future plans. Dunearn House in District 11, for example, is a 4-minute walk from Sixth Avenue MRT, near several established schools and the Bukit Timah Nature Reserve, and is the first project in the Turf City transformation.
